RPM Group is seeking the ideal candidate to join our team as a Sr. Property Maintenance Technician.  The ideal candidate must have previous building maintenance experience and excellent general carpentry skills.  Candidate must have their EPA Type II Certification, HS diploma/GED, and a minimum of 4 years of related experience.  Related degree from an accredited college or vo-tech school and/or HVAC license preferred.  $25 - $28/hr depending on experience.

HERE'S WHAT'S EXPECTED:

The incumbent is responsible for helping safely maintain facilities and buildings in a condition of operating excellence at all times.

Work cooperatively, using positive communication to complete work assignments.

Takes initiative to complete work assignments in a safe, timely manner, coordinating with other departments/personnel, as needed.

Take precautions and follow all necessary safety rules and regulations in accordance with company, state, federal, and OSHA policies.

Perform minor routine plumbing, appliance, and electrical repairs.

Erect scaffolding/ladders, as needed, to gain access to difficult areas; move furniture and equipment as necessary. 

Troubleshoot breakdowns and repairs malfunctioning HVAC systems and components.

Provides guidance and training to junior maintenance staff, as needed. 

Maintain clean, orderly shop/work area.

Perform preventative and routine maintenance on apartments, houses, and commercial and retail buildings.

Perform make-ready maintenance on vacant apartments, houses, and commercial and retail buildings for move-in or show. 

Deliver notices/letters/newsletters/memos to property tenants, as needed.

Sign off on and return all completed work orders/service requests to Site Manager on daily basis.

Communicate problems/issues pertaining to general property upkeep and appearance to Property Manager.

Respect tenant, property, and company privacy by maintaining confidentiality. Likewise, sustain a professional level of decorum as it reflects and impacts the property and company.

Keep time card accurate using web-based time clock, notifying Site Manager before leaving property of time spent off the job.

Perform any other related duties as required or assigned.
