RPM Group is seeking an experienced Community Director for an established 200+ unit apartment community in Cabot, AR.  Historically, this property has experienced low turn-over and high occupancy rates.  The ideal candidate will have previous property management and/or leasing experience.  He or she must possess a professional, yet friendly and outgoing, demeanor.  In addition, the candidate must be organized, have good computer skills, excellent written and verbal communication skills, and the ability to effectively market and manage the property.  An on-site apartment is provided for this position.

HERE'S WHAT'S EXPECTED: 

  1. Work cooperatively, using positive communication to complete work assignments.
  2. Take initiative to complete work assignments in a timely manner, coordinating with other departments/personnel, as needed.
  3. Create an operating environment that assures consistent client and tenant satisfaction.
  4. Answer in-coming calls in a friendly manner, responding to questions as needed.
  5. Greet customers, providing accurate information about property and unit features and benefits, as well as pricing.
  6. Consult with prospective tenants regarding selection of unit to fit their specific needs.
  7. Assist prospective tenants with application and leasing process, collecting necessary fees, following all appropriate leasing policies and procedures, and ensuring accuracy of tenant lease documents. Process all applications per company’s leasing policies and procedures.
  8. Collect tenant rent payments, applying to appropriate account.
  9. Receive tenant maintenance requests, entering into appropriate program to produce work-order. Supervise maintenance staff to ensure work orders are completed timely and appropriately.
  10. Maintain accurate tenant database(s) and accounting records, updating records, as needed.
  11. Submit various periodic reports (weekly, monthly, etc.) to supervisor regarding state of the property.
  12. Order and schedule all unit inspections per the company’s policies and procedures.
  13. Oversee property’s accounts receivables, coding all invoices per the chart of accounts, and submitting to supervisor weekly.
  14. Work with management to propose and implement changes/updates to policies and procedures.
  15. Develop and maintain reference book/database detailing property’s unique features, amenities, size, vacancies, rental rates, and current leasing promotions.
  1. Remain current on, and compliant with, policies and laws affecting the marketing and leasing of the property, including the Company’s leasing agreement, Landlord Tenant code, Fair Housing laws, and other applicable laws.
  2. Perform additional administrative tasks including, but not limited to, general filing, responding to website/email requests for information, returning property voicemail messages, and website profile maintenance.      
  3. Perform any other related duties as required or assigned.
